About us
Having a trade background and concrete and construction experience, Roger has a genuine commitment in providing a focused interest in each individual Body Corporate. With this focused interest in mind, this both develops and promotes ongoing client/owner trust and rapport, enables strong working relationships with maintenance contractors, but most importantly providing an advanced level of client/owner communications, interaction and results.
Bell Strata’s primary communication to clients/owners and contractors is phone and email/electronic communication. Therein Bell Strata charges a negotiated flat fee for body corporate management; eliminating often disputed postage and administrative charges, allocated without explanation to your body corporate expenses.
Bellstrata Commitment
Upon finalising a decision from the Committee members to change Body Corporate Management, Bell Strata will assist the Body Corporate during this change over period, at no cost to the Body corporate and will honour our commitments as outlined below - Transition of Management.
Transition of Management Commitments
To assist in the change of management process so that unit owners are reassured, and are supported through the transitional period, with a minimum of disruption to the Body Corporate.
To assist in obtaining the Body Corporate records and final balance of monies from your current management provider.
To assist & attend a Committee Meeting once records are obtained by Bell Strata, to confirm and finalize the hand over processes and ensure all records, monies and levy positions are true and correct.
Organize and open a new trust account for the deposit of the finalized balance of monies.
Organize and hold an on site Annual General Meeting after the committee meeting/within 15 months of the prior Annual General Meeting. A full review of the current budget, with identified short and long term maintenance projects, will be considered at the AGM.
Provide input on common property design/maintenance issues that may lead to reduced body corporate costs and add value to the complex, when requested.
Address Body Corporate concerns, questions and queries raised by all stakeholders from an AGM, committee meeting or an individual unit owner, by phone or email as required.
Provide works orders to contractors approving maintenance works/quoted works – at no hidden/additional cost to the body corporate.

How Bell Strata Will Add Value to Your Body Corporate

Managing a Body Corporate well involves good communication, both from the office and onsite between the Committee and Manager so that issues can be identified early. As part of the flat management fee structure, Bell Strata is committed to a pro-active rather than re-active management style, by undertaking meetings with committee and contractors on site; to fully discuss a detailed scope of works/obtain accurate quotes for maintenance projects.
The committee then has an opportunity to meet personally with both the contractor(s) and manager on site.
This enables very detailed discussions at the time of quoting for the required maintenance, accurate quoting to the specified scope of works – reducing additional charges/disputes; and allows the committee to make very informed decisions about these costed maintenance priorities, in conjunction with budgeted and/or sinking fund amounts being available.
Our cloud based management system Property IQ incorporates a full management suite including separate financial information systems for each body corporate, allowing production of the latest financial reports if and when required by committees. Addition individual record access is available via the internet/owner portal, for specific unit/lot information, essential for investment properties or property sales.
Using Macquarie Bank and utilising the DEFT payment system, unit owners have a range of convenient payment methods; BPAY, internet, Australia Post (cash or cheque payments) and credit cards.
Bell Strata is locally operated in Darwin, dealing with all aspects of the complex and is your central point of contact. This allows all the stakeholders, including unit owners and tradespeople, to deal directly with the managers on all matters, which results in continuity of management.
