Management Duties and Services

Accounts/Insurance

  • Levy, record body and bank body corporate contribution fees/levies into secure and designated bank accounts;
  • Record, check and pay Body Corporate accounts;
  • Accurately maintain financial records and prepare financial reports for members to be presented at the Annual General Meeting;
  • Apply for an ABN and registration for GST - if required as an additional duty;
  • Maintain all GST related accounting procedures and submit to a registered BAS Agent for submission to Australian Tax Office, where required as an additional duty;
  • Arrange, administer and renew all body corporate insurance policies, obtain annual quotations from broker to guarantee the most effective cover and cost-effective premiums.

Advice

  • Provide advice to members and the committee on matters relating to the body corporate and the statutory regulations and Acts it is governed by;

Essential Services

  • Organise & maintain essential services reporting & checking as per requirements and legislation;
  • Produce Section 37’s for conveyancers/members in the event of a property sale;

Meetings

  • Call, attend and chair, if required, all Annual General Meetings; Minute such meetings and distribute all documentation and minutes to all members promptly;
  • Prepare and forward all correspondence, notices etc.; as directed by the body corporate;
  • Work closely with members/committees to ensure Bodies Corporate are maintained at the highest standards;

Maintenance

  • Arrange quotations (x2 per project/task) and co-ordinate tradesmen to carry out necessary maintenance and repairs to common property as directed by the body corporate;
  • Regularly monitor the security system/electric gates;
